Qvlena, one of Bulgaria’s most respected real estate agencies with over 30 years of market leadership, partnered with Grow Metrix to scale their lead generation efforts via social media. Specifically, we collaborated with the manager of their South Park office in Sofia to drive more leads for residential property listings. The goal was to generate high-quality leads, reduce cost per acquisition, and increase appointment rates for their experienced sales team.

The real estate market in Sofia is saturated with both local agencies and aggressive new entrants running ads on Meta platforms. Qvlena, while highly reputable offline, needed to stand out in a digital landscape crowded with templated campaigns, low-quality lead magnets, and clickbait-style offers.

We approached the Qvlena campaign with a performance-first mindset and a deep respect for their reputation in the real estate space. The goal wasn’t just to generate more leads – it was to attract better-qualified buyers and sellers who matched the brand’s premium service positioning.

We focused on generating high-quality, sales-ready leads for Qvlena’s South Park office through hyper-local targeting and funnel-based PPC strategy.

First, we used precise geo-targeting to reach audiences in South Park, Lozenets, and surrounding Sofia districts. Campaigns were structured across the funnel: awareness ads with videos and listing carousels, lead forms with property previews, and retargeting for engaged users.

 

We built custom forms that captured buyer intent – including budget, location, and timeframe – helping brokers prioritize top prospects. Our creatives emphasized trust, showcasing Qvlena’s expertise and area knowledge, not just listings.
